Michael Wess’s passion for commercial real estate began at the University of Georgia, where he studied in the Terry College of Business’s real estate program, then ranked #4 nationally, and received the program’s only annual real estate scholarship, personally awarded by the program’s director. He also earned degrees in finance and international business, minored in Spanish, and played on the university’s rugby team.

Michael joined Bull Realty in 2016 and built his practice on integrity, superior client service and exceptional results. His breakout year came in 2018, when he ranked #3 of 32 brokers at the firm and earned the firm’s Partner title. The following year he teamed up with Andy Lundsberg, and together they have closed over 250 sale transactions totaling more than $500,000,000.

The team has set pricing records in and around Atlanta, including the highest price per acre, per unit and per square foot across a range of product types. It takes particular pride in closing deals that stalled in earlier sale attempts. Its clients include institutional firms such as Trammell Crow Residential, 26th Street Partners, ANiMAL Group Holdings, Asana Partners and Regions Bank, as well as regional firms such as Pellerin Real Estate, Braden Fellman Group, Perennial Properties and Peach State Federal Credit Union. The team has also completed transactions with the Cities of Atlanta, Avondale Estates, Sugar Hill and Brookhaven, along with many local investors and owners.

Beyond brokerage, Michael is President and CEO of Wess Invest, a boutique investment firm currently managing approximately $30,000,000 of commercial properties in the Atlanta area. This firsthand ownership experience gives his brokerage clients a real advantage. Michael understands the full life cycle of an investment: due diligence, financing and acquisition, then management, leasing and the ultimate disposition. He also understands the tax considerations that shape each decision. He advises clients the way an owner thinks, so he can anticipate buyer concerns, underwrite deals realistically and position each property to achieve its full value.

Michael regularly attends seminars, conferences and classes in real estate, finance and economics. He has been a pinned designee of the Certified Commercial Investment Member (CCIM) Institute since 2017 and an Associate Broker since 2021. He has also been a member of the Atlanta Commercial Board of Realtors Million Dollar Club every year since 2018.

Outside of work, Michael is a “Big Brother” with Big Brothers Big Sisters and supports other philanthropic causes. He completed his first marathon in 2022 and is always looking for the next physical challenge. In his free time, he enjoys exploring Atlanta’s neighborhoods with family and friends.
